These rental terms form an integral part of the rental agreement and apply to all bookings made with Casa Sereno.

Article 1 - Reservation & payment
​
1.1 A deposit of 30% of the total rental amount is due at the time of booking.
1.2 The deposit must be received in our account within 7 calendar days after receiving the booking confirmation.
1.3 The remaining balance (70%) must be paid no later than 6 weeks before arrival.
1.4 If the booking is made within 6 weeks before arrival, the full amount must be paid immediately.

Article 2 – Cancellation
​
2.1 Cancellations must be made in writing via email.
2.2 The following cancellation fees apply:

Up to 6 weeks before arrival: full refund, minus a €50 administration fee.

Less than 6 weeks before arrival: no refund of the rental amount.
2.3 The security deposit is always fully refunded in the event of cancellation.
2.4 If Casa Sereno is forced to cancel the booking due to force majeure, all amounts already paid will be fully refunded. Casa Sereno cannot be held liable for any additional costs incurred by the guest.

Article 3 – Security deposit & damages
​
3.1 A security deposit of €350 per stay must be paid by separate bank transfer no later than 6 weeks before arrival, mentioning “Deposit – [Main guest’s name]”.
3.2 The deposit will be refunded within 7 days after departure to the same account used for payment.
3.3 Any deductions will be communicated in writing.
3.4 Possible reasons for deductions include: damage to furniture, appliances, interior or garden; missing items (keys, remote controls, inventory); extra cleaning due to excessive dirt; loss of keys; misuse of the pool or bicycles.
3.5 Normal wear and tear will not be charged but must still be reported.
3.6 If damages exceed the deposit amount, the remaining costs will be invoiced separately.

Article 4 – Check-in en check-out
​
4.1 Check-in is available from 3:00 PM on the day of arrival.
4.2 Check-out must be completed by 10:00 AM on the day of departure.
4.3 Our local host will contact you in advance to arrange your exact arrival time and will personally handle the welcome, key handover and tour of the property.
4.4 Upon departure, the property must be left tidy and broom clean, with all waste disposed of according to the provided instructions.
4.5 All keys must be returned to the host

Artikel 5 – Obligations of the guest
​
5.1 Smoking and vaping are strictly prohibited indoors.
5.2 Pets are not allowed unless agreed upon in writing beforehand.
5.3 Noise must be kept to a minimum at all times, especially between 10:00 PM and 8:00 AM.
5.4 The maximum number of guests agreed upon in the booking must not be exceeded.
5.5 The house must be kept tidy; kitchen, BBQ, air fryer, fridge(s) and dishwasher must be emptied and cleaned before departure.
5.6 Do not use bath towels outside; separate pool towels are provided.
5.7 All furniture and sunbeds must be returned to their original positions.
5.8 When leaving the property: close all doors and windows, and store cushions and parasols safely.
5.9 Keys and remote controls must be handled carefully; loss may result in deduction from the deposit or replacement costs.
5.10 Bicycles must always be locked; in case of theft, up to €350 per bike may be charged.
5.11 Waste must be sorted and disposed of in the appropriate containers.
5.12 Pool rules must be respected: no glass, shower before swimming, and no sharp objects in the water.

Article 6 – Obligations of the owner
​
6.1 Casa Sereno ensures that the property is clean and well-prepared upon guest arrival.
6.2 Pool maintenance is performed by our regular maintenance staff (Tuesday mornings, and also Thursday mornings during high season). Guests must allow access to the property.
6.3 For urgent matters, the local host is available on site.

Article 7 – Turistic Lisense & applicable law
​
7.1 Casa Sereno is registered as a licensed holiday rental property under registration
umber VV.MU.9285-1.
7.2 This agreement is governed by Spanish law. Any disputes shall, to the extent permitted by law, be settled by the competent court in the local jurisdiction.
